Job Description
Your Team
Primary responsibility for overall project performance including business strategy, forecasting, and financial performance. Facilitate all planning, entitlement, development, budgeting/financial analysis and housing aspects through a strong collaboration with key internal team members representing each specific discipline. Develop a comprehensive strategic plan and project budget for each community and establish the necessary management approach to meet division goals and financial projections for each assigned project . Work closely with various internal and external team members to ensure timely planning, processing, development and construction milestones to meet business plan and maximize overall market value.
Your Key Deliverables
Business Plan/Project Pro forma/Underwriting – Working closely with Finance Team, manage all aspects of the project to meet or exceed original underwriting and current business plan. Establish full cycle project financial projections including revenue, reimbursements and all costs.
Weekly Team Meetings/Monthly Reporting – Lead effective weekly team meetings with key internal and external team members. Manage team accountability to outstanding tasks to ensure compliance with project business plan and schedule. Maintain a Monthly Project Management Report and manage Project Schedules.
Project Cost Management – Work closely with Development Manager to maintain detailed project cost estimates with regular updates. Implement cost management procedures to ensure cost effectiveness.
Project Entitlements – Efficiently secure project entitlements; thoroughly manage project entitlement documents and commitments; serve as a primary point of contact to deliver timely approvals for land development.
Collaboration and Communication - Collaborate with internal teams on strategy including financial forecasting, budgets, etc.
Land Sales - Lead all land sales including residential, commercial and multifamily, if applicable.
Housing Design/Feasibility - Work closely with housing team to facilitate housing feasibility including market research, architectural design, vertical cost estimates, market pricing, and sales forecasts.
Actively participate on the Denver team to enhance housing and community innovation and sustainability practices.
Must Haves
3-5 years in land development, with an emphasis on creating master-planned communities including a mix of residential and commercial use
Bachelor’s degree in civil engineering, construction management, or related discipline
Excellent technical, quantitative and analysis skills, including financial analysis in Excel
Proficient in MS Project and capability to master proprietary software programs
Demonstrated ability to understand the big picture while handling the smallest detail
Excellent interpersonal and communication skills
Familiarity with residential homebuilding and products
Ability to read and understand engineering and architectural plans
